Portfolio Manager

Bellwether Housing is a highly respected non-profit real estate development and property management company. We currently provide affordable apartments to 1,900 households in 30 properties throughout Seattle. We have two new projects in development, which will add an additional 200 units within the next 12 to 18 months. Most properties are funded through the IRS Section 42 tax credit program, City of Seattle grants, and some have HUD Section 8 contracts or project-based units. All properties are income-restricted and require annual compliance reporting. Our Portfolio Managers are responsible for the operations of 8 to 12 affordable multi-family properties, some with commercial spaces.

Position Responsibilities:

Portfolio Managers are expected to manage their properties in compliance with fair housing and landlord/tenant laws, maintain high standards of customer service to residents and commercial tenants, and ensure that properties are in compliance with all applicable funding requirements. Primary duties include:

  • • Hiring building staff and supervising their performance and development.
  • • Developing building budgets and managing the financial performance of their portfolio.
  • • Ensuring that Bellwether’s properties are maintained to high standards, monitoring and implementing capital repairs and replacements, and preventive maintenance.
  • • Ensuring excellent customer service to residents.
  • • Ensuring that properties are operated in compliance with applicable laws, and in compliance with funder requirements.
  • • Participating as a member of the Property Management team, contributing to the development of property management and maintenance policies and procedures, and working collaboratively with other Bellwether departments.
  • • Conducting themselves in accordance with Bellwether Housing values of respect, integrity, community, and excellence.

Minimum Requirements:

  • • 4 or more years of experience in affordable housing property management.
  • • 2 or more years of experience supervising building management and/or leasing staff.
  • • Experienced in management of Section 42 tax credit and federal HUD programs, including Section 8 housing vouchers and PRAC.
